It is a common dilemma, sell first and then look for the new property? Or find your new home and then sell?
To achieve the best price and to not put yourself under pressure to accept a lower offer, I would argue that selling first will place you in a better buying position. The duty of the estate agent is to work for the seller and not the buyer and this is where potential conflicts of interest can arise. If an agent presents a buyer that cannot readily proceed, are they doing the best for their client or themselves?
